May is a busy month for rentals, but with the rise in new-builds coming onto the market there is plenty of supply with a little less demand, perhaps exacerbated by a dip in the number of people entering Singapore. For sales, the government’s cooling measures continue to make themselves felt throughout the real estate market. The dip in HDB prices has affected private sales, as HDB “upgraders” delay their decision in the hope of riding out this current downturn.
Estimates for 2014 see sales prices adjusting downwards by about 5 to 9 percent. Although the TDSR (total debt service ratio) is here for the long-term, perhaps the government might tweak the ABSD (additional buyer’s stamp duty) at some stage, now that the market has started to adjust.
