Rental properties in Singapore, Summer 2013: See Expat Realtor’s selection of stunning condos and houses available to rent

Deborah Law, Executive Director of Expat Realtor’s property update for the summer of 2013: “June, July and August are traditionally busy months in the rental market as newcomers arrive and others complete their existing contracts. Price negotiability and flexibility might tighten a bit over this period, but not much. The global economy seems to be affecting higher budgets over $10K as people and companies have reined in their expenditure.

“In sales, private mass-market homes fared better than luxury condos. Chinese nationals made up over 40 percent of the foreign buyers (excluding permanent residents), with Indonesians and Malaysians coming in second and third.

Although the Singapore property market remains strong, with record land sale prices, ongoing foreign interest and low interest rates, the government cooling measures are kicking in. Supply is peaking, so investors are advised to be cautious. Happy hunting!”

Coronation Convenience: Lim Tai See Walk

This traditional two-storey semi-detached family home is located in a quiet cul-de-sac just off 6th Avenue. There is parking for two cars, enough grass for the children to play on and a paved terrace off the dining room.

The ground floor comprises split-level living and dining areas, a sun-lounge, and an unusually large kitchen with plenty of room for a table. The helper’s room and bathroom are located at the rear of the kitchen with a private entrance via the back door. The guest bathroom and fourth bedroom are also on the ground floor.

Upstairs are three spacious bedrooms, all with attractive built-in wardrobes. The master has a small balcony and a great bathroom with both a long bath and a shower cubicle. Bedrooms two and three are both doubles and share a bathroom (with a tub – great for kids!). Bedroom two has a separate air-conditioned study or den. Ideal for teenagers!

The large family area by the master bedroom would make an ideal TV or study area. This versatile house will be available at the end of June.

Sound of Silence: Windsor Park

Near the Singapore Island Country Club and perhaps the highest-situated house in Singapore, the setting of this extravagantly spacious home is peaceful and silent, except for birdsong. Modelled on a Colorado log cabin with floor-to-ceiling windows, there is plenty of light; its north-south aspect catches passing breezes. The last tenant stayed for eight years and hardly ever used the air-conditioning.

Six bedrooms include a ground floor room with a shower that has access to a perfect office and to a fabulous, deep swimming pool with diving board. Upstairs,  larger bedrooms encircle the lounge. A large pantry, storage room and helpers’ rooms ensure you lack for nothing.

Each area of the house thoughtfully provides you with breathtaking 360-degree views over nature reserves and tropical forests and views of the city in the distance. The garden is spacious, too.

The second floor has three large bedrooms with ensuites and a study that could be a fourth bedroom, so all the family can be on the same floor. The third floor with attic-style roof could be yet another family area.

You can park in the basement and access the kitchen through the internal staircase, ideal for rainy days. Oozing quality and refinement, this property has been exquisitely cared for since it was rebuilt in 2008. Not just another rental property – a rare opportunity.
