Recent mortgage restrictions will affect investors who have existing property loans, as they will face greater limitations when seeking a new loan for their next property purchase. Middle-income investors with property loans and other debts such as car loans could exceed the 60-percent property loan threshold stipulated by the Monetary Authority of Singapore. Also affected are individuals who have a higher proportion of variable income out of their monthly gross income. Least affected are cash-rich investors and foreigners who can afford to buy properties with less mortgage exposure.

As the government continues to bring in measures to maintain a sustainable and stable property market and ensure financial prudence amongst investors, buyers will search out lower-priced properties. This may lead to developers including more smaller units in their projects. With the strong Singapore dollar, you may want to consider purchasing an overseas property. The weakening of the Australian dollar is worth watching.
