The real estate industry will be busy this month with the annual arrival and departure season in full swing. Despite the global economic situation and the government’s stricter policies towards foreigners, judging from the number of clients we have had so far this year (and the mileage in my car), numbers seem to have remained the same. However, removal companies seem to feel that more people than usual have been leaving compared to people coming in.
The days of the tenant viewing the property with chequebook in hand have been replaced with a more relaxed and more even negotiating process. Even if you are in a rush, do have a second viewing before committing. If you view a property on a weekday, try viewing it over a weekend to get an idea of the demographics and how crowded the pool and gym become. Note that construction and road noise will increase during weekdays. Check the state of the white goods. Is there an oven (an item not common in many Asian kitchens)? Will your king size bed fit? Look for tell-tale signs of termites, damp and leakage issues, and whether there is an empty plot or old house nearby that might very well become a building site for the next two years.
