Recent government cooling measures on property purchases are encouraging expats to look beyond the borders to Malaysia and Indonesia.

Malaysia is becoming more interesting, particularly forparents of students at Marlborough College – located just across the causeway – as both rental and sales prices are appealing. The Indonesian island of Batam, a short 45-minute ferry ride from Singapore (maximum two hours door-to-door), has some exciting properties available from as little as $300K, as the development of luxury resorts and individual villas expands there.

Rentals in Singapore have temporarily plateauedas supply beats demand. This is due to a variety of reasons, including the state of the global financial market and an increased supply of new-builds coming on the market.

Here’s a tip for tenants who are handing back their properties.Do try to sign off on the day of the handover, and include a clause stating: “Neither party shall have any claims upon the other after the completion of the handover, other than the above-mentioned.”
