Although prices of resale condos have remained even, there has been an almost 50-percent drop in volume. August 2013 saw just 540 units sold, compared with 1,240 in August 2012. HDB resale prices have continued to slip in response to new government measures, and sales are down 29 percent.
Rentals continue to soften, and with a fresh glut of properties expected between 2014 and 2016, they are not expected to rise soon. While this is good news for renters, my advice to landlords is to take any reasonable offers that come in – a rented asset is better than one standing empty.
As properties sit on the market that bit longer, gone are the days where a property could be presented for viewing with the promise of doing it up once the tenancy is confirmed. It needs to be competitive – clean, bright and inviting, with sparkling windows and an attractive entrance.
