With the current strong leasing competition and oversupply looming with new-builds saturating the market through to 2016, Singapore has moved firmly into a tenant’s market. This is a time for landlords to keep their expectations realistic: rental prices have been falling and there is no point hanging out for higher offers when tenants are spoilt for choice.
Options for staying competitive include: reducing rentals, providing new appliances, renovating any ageing kitchen or bathroom and painting. Maintenance costs for air-cons, garden, pool or pest control could be included in the rental price, or membership at a nearby club.
It wasn’t too long ago when tenants queued with their chequebooks in hand; now properties are averaging two to three months on the market. Landlords would also be wise to look after and hold onto good tenants, even if it means reducing the rent.
