While the market continues to wallow in the doldrums with private sales volumes not seen since the Global Financial Crisis and the rental market seriously quieter than usual, let’s this month take a lighter look at the practical aspects of property-hunting.
Unless you’re short of time, try not to see more than three or four properties at one go. It will be easier to remember them, and less tiring for you in this heat and humidity. If that’s not an option, make sure you stop for regular breathers; and ask permission to take a few photos at each unit to remind you what you’ve seen.
In any case, always ask for a second viewing before putting in an offer. Also, check the area for construction, including future construction, that could affect your comfort.
Check cable points, assess the curtaining, and look for mould in fridges and washing machines or rusty hobs that may need replacing. Does the kitchen have an oven and a hot water supply? Remember, Western-style kitchens are not always the norm here.
If you are looking to rent and you have a troop of young ones at home, it may be better not to request the sanding and varnishing of old and scratched parquet floors; you might enjoy a more relaxed stay if you don’t have to worry about having to pay damage costs when you vacate the property.
Business people, don’t wear your fabulous suits and laced shoes if you can avoid it – choose shoes you can easily slip off at the door, and light clothing to help you survive the heat.
Tip of the Month: Preferred residential areas for singles and young professionals remain the Robertson Walk area, River Valley as far as Valley Point (still close to the river), and also Tiong Bahru and the CBD areas near Club Street.
