It’s an interesting time to be a property agent in Singapore right now. Sales volumes have almost halved, prices are dropping across the board on both sales and rentals, and there’s a surplus of properties on the market. Our tenants love us, but our landlords are squeezing us hard. Even landlords of prime properties are now dropping their prices, and that could bring demand back to the city areas again.
All in all, it’s a vast change from the days when we were advising our clients to view with chequebooks in hand and minimal requests. Where before we worked on a rollercoaster where property prices went up or down by a few percentages in a month, we now have a more stable and even path to tread.
People still need to move and they still need to buy, but they can now take a breath and really have a good look at what is out there. Ultimately, this means they can make an informed and educated decision that the property they are choosing is the best for their requirements.
Tip of the month for landlords: Termites are not covered by the usual tenant pest control requirements and are generally considered the landlord’s responsibility unless negotiated otherwise. Do arrange for regular checks before they come as a nasty surprise.
