The rental game in Singapore has changed

We put the spotlight on new property rental portal Dwellease, and find out how it can take the stress out of your home search.

Whether you’ve just relocated, or you’re moving within the country, finding the perfect home away from home can be an anxious affair. The way a property search works here can be very different from the way it works back home. A rental transaction in Singapore traditionally involves the use of two agents, one for the landlord and one for the tenant. The rule of thumb is that the agents charge the landlord one month’s rent if the contract for a private home is above $3,500, for a standard two-year contract. This fee is split 50/50 between the two agents, so, although you don’t have to pay fees yourself, you should consider whether you’re getting the best deal when it comes to negotiation on the rent you pay. After all, the more you pay, the more the agents get.

New property portal Dwellease takes the middleman out of the equation, and gives tenants direct access to landlords and their properties; what’s more, it’s extremely easy to use. Here are a few of its plus points:

No Agents Required

By taking the realtor out of the equation, the tenant takes the lead in their own property search. The site offers a way to view a wide range of property across the country, rather than limiting searches to listings only individual agents are aware of.
